About Us
AI Property Management PM (3) 2994 represents JMB, MC & Commercial & Residential landlords, in a wide range of complex defect management disputes in Tribunal court, by mediation, and through arbitration.
Our AI Team have handled a broad variety defect disputes ranging from breach of Defect CMGD agreements, interpretation of CMGD certificates, common area maintenance (CAM) charges, and handover of DLP documents, thorough valuation & adjustments, rights of first refusal, and damage & remediation claims
AI Property Management’s expertise reinforced with substantial relationships with lawyers and experts who are knowledgeable about the different methodologies for valuing property. We often consult our attorneys to ensure approach every dispute from both business and litigation perspective in order to best serve our client’s goals. As a result, we have successfully represented our clients in achieving, whether through negotiation or by way of arbitration or trial they desire.
Our Founder
AI Property Management had its genesis in the lifelong dream of Dr. Iswaran Rajaratnam to build his own property management company, who now serves as the company’s sole proprietor & CEO. He graduated with Masters in Building, Facilities & Maintenance from Asia e University and obtained Executive Diploma in International Management Practice from Asia e University & Deakin University Australia. He manages AI Property Management with BOVEAP license (PM 1638) and also a member of MIPFM (MIPFM 0766). He also teaches subject which he specializes such as facility waste management, spare part management and investigation maintenance methodology to post graduate students as part time lecturer. Currently, he’s pursuing DBA as his current research focus is on counter-terrorism in high rise buildings in South East Asia.
Our Legacy
Since 2010, AI Property Management has thrived under Dr. Iswaran’s leadership to become one of the Johor’s most innovative Property management company, managing everything from small townhouse complexes to high-rise buildings in some of the more luxurious areas Johor. Dr. Iswaran formulates personalized management solutions to cater AI’s different types of clients ranging from JMB/JMC, developer to individual owners. Under his superior vision and dedication, he successfully managed several properties throughout Malaysia with a strong emphasis on quality customer service, integrity, and transparency. AI is embarked on a journey to establish strong and healthy organizational culture by introducing many employee perks such as flexible working hours, employee wellness programs, additional soft-skill training and also by introducing parent-friendly working policies. Since 2021, AI begins internship programs by accepting interns from Institut Penilaian Negara (INSPEN) to support young talents to get involved in property management business.
