AI Property Management (AIPM) is a duly licensed property management entity, registered under the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP). Established in the year 2019, AIPM has established a commendable presence within the states of Johor and Selangor. Over the years, AIPM has diligently catered to a multitude of Management Committees, offering bespoke and unparalleled services tailored to meet the unique needs of each client. 

At the heart of AIPM’s operations lies its core business service, specialising in construction dispute consultancy services. Leadership

PMgr Dr. Iswaran Rajaratnam, serves as the Principal of AIPM since 2019. Under his leadership, AIPM has thrived, distinguishing itself through personalised management solutions tailored to the diverse needs of its clientele, which include JMB/MC, Developers, and individual property owners. Dr. Iswaran’s leadership has been marked by a commitment to quality customer service, integrity, and transparency, resulting in the successful management of numerous properties across Malaysia. 

Recognising the importance of fostering a strong organisational culture, PMgr Dr. Iswaran Rajaratnam has implemented various employee-centric initiatives at AIPM. These include flexible working hours, comprehensive employee wellness programs, additional soft-skill training opportunities, and parent-friendly working policies. Furthermore, since 2021, AIPM has initiated internship programs in collaboration with Institut Penilaian Negara (INSPEN), UHTM, USM & UITM, aimed at nurturing young talents and involving them in the Property Management Business. 

Beyond his role at AIPM, PMgr Dr. Iswaran Rajaratnam is actively engaged as a guest lecturer and academician at several institutions, including Asia E University, University Malaysia Pahang, and Hambra Asia Executive Training Centre (AeTC). His teaching portfolio encompasses a range of subjects pertinent to property management, including Property Management, Operations Management, Leadership & Organisational Behaviour, Project Control and Monitoring, as well as Principles of Management & Developing Professional Practice.

Leadership

Madam Nurul Farhana Sulaiman, with her Bachelor of Accounting (Honours), has been a driving force at AI Group & AIPM since 2019, where she serves as Senior Associate and Head of Finance. Her expertise in strata-related accounts, budgeting, and financial projections ensures smooth and efficient financial management for strata buildings. She plays a critical role in the company’s success by maintaining the financial well-being of these buildings.

Renowned for her ability to detect and rectify accounting errors, she actively identifies potential malpractice and tracks energy usage, spotting errors like double charges by TNB. Her thoroughness in these areas has contributed to AIPM’s operational integrity.
Madam Nurul Farhana holds a pivotal role in document preparation for AIPM, whether for projects or other critical matters. She meticulously vets and analyses documents, with her knowledge in accounts, auditing, and finance being particularly valuable. Her ability to verify the technical details of documents, along with her talent in interpreting schematic diagrams, adds precision and clarity to complex tasks.
Her deep understanding of strata management and her analytical skills have been key in delivering exceptional quality work that supports AIPM’s overall objectives and legal strategies.

Madam Nurul Farhana Sulaiman

Mr. Loga holds a Bachelor of Real Estate Management and Auction from UM-Wales and a Bachelor of Business Administration (HRM) from IUMW. He is a Probationary Property Manager (PPM 0062) and currently serves as the Head of Recovery Services at AIPM, with over three years of experience in strata recovery services, execution, and enforcement proceedings. Under the guidance of Dr. Iswaran, he has developed bespoke recovery services tailored tothecomplexitiesof stratamanagement.

ACHIEVEMENTS

In the year 2021, AIPM worked on behalf of the JMB of a strata property located in Johor Bahru and successfully secured monetary compensation of up to RM 325,000, sufficient to rectify the defect. Notably, AIPM obtained this compensation after the expiration of the defect liability period, thereby challenging the stereotype that claiming such compensation post-DLP is difficult.

In2023, AIPM facilitatedits client inobtaining”Kebenaran Merancang” & “Jawatankuasa Kerja Keselamatan Daerah” and other necessary approvals from relevant authorities through consultancy services. This assistance demonstrates AIPM’s comprehensive support in navigating regulatory processes and further solidifies its role as a trusted partner in propertymanagement. 

ACHIEVEMENTS

AIPM’s Recovery Department achieved significant success in debt collection, amassing nearly 1 million Ringgit in recovered funds. Operating on a success-based remuneration fee structure, AIPM’s fees are contingent upon successful debt recovery, thus alleviating financial burdens on management committees. This approach underscores AIPM’s commitment to revolutionising the debt collection process for its clients.  

In 2013, AIPM successfully represented the Joint Management Body (JMB) of a managed building in Johor in a trial before the Tribunal Perumahan dan Pengurusan Strata. AIPM effectively countered seven claims and six interlocutory applications filed by a single-party claimant. The victory in these cases was paramount for the JMB to prove its legality and ensure the continuation of its operations. Through meticulous planning and careful execution, AIPM secured a victory during the trial, demonstrating their commitment to thoroughly defending the interests of the JMB.
